ATELIER
The Method

The Atelier Method.

How we turn a Vancouver listing into a documented outcome.

01 — Why this exists

The premise.

Most realtors hand off design, staging and renovation to vendors who never see the listing strategy. Most stagers never speak to the buyer's agent. Renovation timelines slip because nobody owns the calendar. The outcome — soft pricing, slow days on market, a sale that lands below the home's real ceiling.

Atelier is built around the opposite premise: one team, one accountable operator, one cohesive product. Design leads. Renovation, staging, media and representation follow the same brief — and every dollar of strategic spend earns its return at the closing table.

02 — The two pillars

Representation. Execution.

Realtor services

Buyer search, seller representation, pricing strategy and negotiation. Executed by a licensed realtor inside Oakwyn Realty, with the design brief already in hand.

Reno-stage services

ROI-led renovation, full luxury staging, architectural media and a single launch window. Available with Atelier representation, or as a standalone engagement for another agent's listing.

03 — The flywheel

Five steps. Sequenced.

01

Audit

We walk the home, read the comps and write the brief. The audit is shared with the seller as a printed document — every claim, every number.

02

Reno-stage

ROI-positive renovation and full staging executed in six to ten weeks by one operator. Trade coordination, designer oversight, weekly progress reporting.

03

Media

Architectural photography, drone, and a short cinematic film. The media set is built to last the lifetime of the listing — and beyond.

04

Launch

MLS, Atelier private network and editorial channels coordinated in a single launch window. Open houses, broker previews and agent walk-throughs run from one calendar.

05

Close

Negotiation, conditions and closing represented by the same operator who ran the brief. No hand-offs. No vendor finger-pointing.

04 — What we are not

Brand anchors, by negation.

Not a brokerage volume play.

We do not chase listings. We do not run a team. We do not measure ourselves by transaction count.

Not a staging vendor.

Staging is a department inside Atelier — not a third-party invoice line. It answers to the listing brief, not to its own catalog.

Not a renovation contractor.

We carry no trades. We coordinate them — to a design brief and a sale timeline that a general contractor was never asked to read.

Not a discount practice.

Atelier engages on $1M+ properties because the math only works at that level. Below it, we refer.
